Delta Coves is a new-home neighborhood tailored to water-loving families. The club community has 461 waterfront residences, each with a private boat dock, easy access to 1,000-plus miles of waterways, and 740,000 acres of preserve for unlimited boating, fishing, and water sports.
With year-round and part-time residents docking at Delta Coves, our team has designed a robust in person and online program to warmly greet all homeowners. It’s our way of saying, “Welcome home. We see you, and we’re so glad you’re here.”
Our approach is unique, and our signature “warm welcome” is a key differentiator of our work.

When a new neighbor receives a warm welcome, whether it’s from a fellow neighbor or a Community Life team member, it has a lasting impact. Odds become more in favor of that resident joining a club, hopping on an event planning committee, signing up for the Delta Coves leadership program, attending a community gathering, trying out an amenity, or even organizing a volunteer opportunity.
For many prospective homebuyers and freshly unpacked residents, the Delta Coves Welcome Center is a friendly go-to spot for in-person assistance. It’s a place to stop in, say hi, meet the Community Life staff, ask questions, and get answers.
As new residents get settled, we ease into sending emails with good-to-know info that helps them acclimate to life in Delta Coves. The welcome email campaign has everything from nearby resources and dining guides to event calendars and volunteer opportunities — everything a resident needs to get plugged into the community.
There’s also a section of the Delta Coves website dedicated to new resident resources. Here, new neighbors can establish the nuts and bolts of life in Delta Coves, setting up an online account, requesting a amenity access, navigating utility services, and accessing key documents like the community standards and design review guidelines.
There’s also a special group of Delta Coves resident leaders committed to cultivating neighbor-to-neighbor connections with a friendly hello, a warm welcome delivery, and important community information. In Delta Coves, the keepsake welcome gift is a framed art piece showing the latitudinal and longitudinal coordinates of the resident’s home. And what started as monthly coffee and donuts to welcome new neighbors has evolved into a broader community gathering of Delta Coves residents, new and old.
“The Whalecome committee gives us an opportunity to meet with new residents one-on-one,” says Michael, a Delta Coves resident and Whalecome committee member. “We recently met the Cordova family and had the chance to view their beautiful new home, meet their pets, and share a lot of laughs. They asked us questions about the community, and we extended a personal invitation to the next resident potluck dinner.”
