Victory at Verrado

Communications

Our work with Victory at Verrado, a signature 55 plus community in sun-soaked Buckeye, Arizona, is a prime example of our communication expertise at play. As a model of active adult living—along with incredible views of the White Tank Mountains—Victory strikes the right balance between exclusive amenities plus access to the all-ages community of Verrado.

Working with a 55 plus community invites unique considerations related to the resident experience and comfort level with technology. At Victory we employ a mix of communication tools to serve the diverse needs of residents.

“We’ve leaned into feedback from surveys and in-person conversations to really understand how residents want to receive communication,” says Christine Jakupovic, Cohere community engagement manager.

When residents are in the know and have a voice, engagement grows, community bonds bloom, and homebuyer and investor demand prospers.

Our approach to how messages are crafted, received, and digested is very intentional. We’re mindful of the frequency of our resident communication, along with the look, feel, layout, and preferred day of week for delivery. We’re cognizant of brevity and skim-ability, watch word count and sentence length, and keep a consistent voice across all channels.

The “Victory Vine” is a weekly emailed communication piece that delivers a snapshot of all things happening in and around Victory, right to resident inboxes. It ensures neighbors don’t miss a thing, from events and outings to classes and clubs. We also include relevant content from community stakeholders, partners, and civic groups.

In addition to a robust online event calendar, we produce a seasonal calendar to allow for longer range planning. Each multi-month guide gives dates and descriptions for upcoming signature events, classes, clubs, and socials.

“The seasonal experiences calendar was in response to residents’ desire to plan further in advance,” says Jennifer McSweeney, Cohere senior communications manager. “In contrast to other communities we work with, Victory residents really wanted a longer lead time—six months to even a year in advance—to plan.”

Paired with digital communication, residents also wanted something tactile to print, hold and hang on the fridge. In response, we sent out print-friendly PDFs in addition to links for the most up-to-date event details online.

We tailor social media campaigns to how residents engage with each platform. In Victory, residents like to swipe and share photos of themselves and their neighbors at community gatherings, so our social media content is chock full of event snapshots and photo albums. It’s why we also use authentic resident photos in our community emails in place of standard stock photography.

We also invite residents in to communicate with our team via charettes. These in person feedback sessions support our strategic planning and encourage residents to voice what they value and want to see in their community.

There is also an education component when it comes to operations and governance. We craft informational blogs on everything from landscape lighting to water usage. We run campaigns that explain the “why” behind community standards and design guidelines. We send pertinent notices for neighborhood turf overseeding and amenity maintenance. As the topics can be heady at times, we’re masters at producing thoughtful, digestible, and timely materials.

“Gathering feedback from residents really helps us dial in and make sure we’re providing a level of service and communication that best fits the community’s needs,” says Kathryn Ellingson, Cohere director of communications.

And we know when it’s time to recalibrate. Our communications strategies evolve as the community changes. We regularly review analytics to assess software efficacy, check in on open and click-through rates, and monitor how residents access and engage with the content.

We collaborate with developer marketing teams to stay aligned with the community’s vision and brand and support a seamless transition when the developer has completed its work.

Our effectiveness in governance, operations, and engagement is intimately tied to the depth and breadth of our communication strategies. When communication works, communities thrive. And when communities thrive, value and desirability flourish.
